Buying a house is a significant undertaking, and the process involves a series of crucial steps. One of the key aspects of a successful home purchase is ensuring that you have all the necessary documents in order. In this article, we’ll outline the essential documents you need when buying a house and at whats stage you will need them.

Documents needed before you view the house

Credit History

Your credit history plays a crucial role in securing a mortgage. Obtain a copy of your credit report and review it for accuracy. Address any discrepancies and be prepared to discuss your credit history with potential lenders.

Decision In Principle

Getting pre-approved for a mortgage is a strategic step in the home buying process and helps to position you as a serious buyer, by acting as proof of affordability. A Decision In Principle can also be requested from an estate agent before you make an offer.

Documents you will need when making an offer

Proof of Identity & address

Before starting your homebuying journey, you’ll need to provide proof of identity. This could be a driver’s license or passport, as well as a current utility bill or bank statement dated within the last 3 months. Make sure your ID is current (not expired) and matches the information on other documents.

Proof of Income

Lenders will look at your income to assess your ability to repay a mortgage, so you will need to provide proof of a stable form of income. Prepare documents such as recent pay slips (typically 3 months) and employment confirmation letters if you have not been in your role long. If you’re self-employed, you may need to provide additional financial documents, including up to 3 years of accounts and SA302 forms or a tax year overview from HMRC for the last two to three years.

Documents you will need during the home-buying process

Memorandum of Sale

Once you’ve found the right property and your offer is accepted, the estate agent will issue the Memorandum of Sale, which outlines the terms and conditions of the sale. This legally binding document includes details such as the purchase price, closing date, and any contingencies.

Home Survey

A home buying survey is a report that provides a detailed analysis of the condition of a property. It is usually carried out by a qualified surveyor and can help identify any potential issues with the property before you make your purchase. This information can be used for negotiation or to request repairs.

Fittings and Contents Form

This is completed by the seller and tells you exactly what will be left in the property when they leave, such as light fittings, curtains or blinds and floorings. Remember, the seller may be willing to negotiate on certain items so be sure to read it carefully.

Property Information Form

The TA6 form is completed by the seller and contains information you may need relating to the property, such as the location of the water stop cock, electricity and gas meters.

Documents you need when the sale completes

Title Documents

Title documents confirm the legal ownership of the property and outline any existing liens or encumbrances. A clear title is essential for a smooth and secure home purchase. This information may be held online, but you should still get confirmation from your solicitor that they have registered you as owner of the property and you should receive a copy of the registered title showing you as “registered proprietor” within a few weeks.

Copy of the Lease

If your property is leasehold, your solicitor should give you a copy of the lease and any service charges.

Home Insurance Policy

Securing homeowners insurance is typically a requirement for obtaining a mortgage. Provide documentation of your chosen insurance policy, including coverage details and premium payments.

Documents you will receive from the seller

Energy Performance Certificate

An Energy Performance Certificate (EPC) is a document that provides vital information about a property’s energy efficiency. It rates the property on a scale from A to G, with A being the most energy-efficient and G the least. It is mandatory for properties in the UK being built, sold or rented to have an EPC, and offers valuable insights into the energy consumption, costs and improvements that can be made.

FENSA Certificates

A FENSA certificate is provided by the installer when new windows and doors are installed and is valid for 10 years.

Gas & Electricity certificates

Boiler servicing records and electrical safety certificates for electrical works that have been carried out.

Guarantees

Including building work guarantees or damp proofing and guarantees for new appliances.

Conclusion

Ensuring you have all the necessary documents when buying a house is essential for a seamless and successful transaction. By being well-prepared, you can navigate the homebuying process with confidence and set the stage for a smooth transition into your new home.
